Rent is paid through the tenant portal. ACH from your bank account or card payment — your choice. Payments post quickly, and you get a receipt in your email every month. No checks getting lost in the mail, no drop boxes, no in-person trips to an office.
Submit a Maintenance Request

The Application
Every adult who will live in the home (18+) submits an application. There's an application fee that covers the screening costs (the amount is disclosed up front in the listing). We run a credit check, a criminal background check, an eviction history search, rental history verification, and employment/income verification.
Screening Criteria
We apply the same written criteria to every applicant. Generally we look for:
- Verifiable household income of approximately three times the monthly rent
- Positive rental history with no prior evictions
- A credit profile that reflects on-time payment habits
- Clean criminal history (subject to fair-housing and local-law constraints)
Specific standards for each property are posted with the listing. If you don't meet every criterion, tell us up front — sometimes a larger deposit, a qualified co-signer, or documented circumstances work around a specific gap.
Fair Housing
Lockwood Property Management complies with the federal Fair Housing Act and Texas fair-housing law. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class. If you believe you've been treated unfairly, tell us and we will investigate immediately.
Move-In
Once approved, you'll sign the lease electronically, pay the security deposit and first month's rent, schedule move-in, and walk through the property with a documented move-in condition report. Take photos of everything on move-in day and keep them. That protects you and protects us.

Pet policies are set property by property by the owner. Some properties welcome pets with a pet deposit and monthly pet rent; others don't. Pet policy is listed on every listing before you apply. Service and assistance animals are accommodated consistent with fair-housing law.
How do I pay rent?
Through the tenant portal — ACH from your bank account or card payment. Late fees are charged per the lease if rent arrives after the grace period. We strongly recommend setting up automatic ACH to avoid missed payments.
What counts as a maintenance emergency?
Active water leaks that threaten the property, gas smell or suspected leak, no heat in freezing weather or no AC in dangerously hot weather, electrical sparking or hazards, a break-in or broken exterior door/window, and any immediate safety threat. How do I get my security deposit back when I move out?
Texas Property Code §92.103 requires the landlord to return the deposit (or provide a written, itemized deduction list) within 30 days of move-out, provided you give a forwarding address in writing. To maximize your refund: follow the move-out checklist, clean thoroughly, repair any tenant-caused damage, and take date-stamped photos the day you move out.
Can I renew my lease?
